TERMS & CONDITIONS


Booking

A booking becomes binding once payment of the booking fee, deposit, or rental amount has been received.

By completing the payment, the guest confirms that they have read and accepted our booking and cancellation terms and conditions.

Payment
Payment must be made according to the agreed payment schedule and within the specified timeframe.
In the event of non-payment, we reserve the right to cancel the booking.
First payment have to be made as soon as you want to confirm your booking.
Final payment need to be made at latest 60 days before arrival, if not we reserve the right to cancel the booking.

Guest Cancellation

  • More than 90 days before arrival: The guest may cancel for any reason and will receive a 75% refund of the amount paid.
  • Between 60 and 90 days before arrival: A 50% refund of the amount paid will only be granted if the cancellation is due to documented special circumstances as described below.
  • Less than 60 days before arrival: The booking is non-refundable, except where required by applicable law. If the guest is unable to travel due to documented illness or other exceptional circumstances beyond their control, and provides appropriate documentation (such as a medical certificate), the amount paid may be held as a credit and used for a future booking, subject to availability.
     


Special Circumstances

A refund or rebooking may be considered only where the guest is unable to travel due to documented exceptional circumstances, including:

  • serious illness,
  • emergency hospitalization,
  • death of an immediate family member,
  • or other comparable force majeure events.

Supporting documentation (such as a medical certificate or official documentation) is required.

Any refund or rebooking under this section is at the sole discretion of the owner and is subject to the property not having already resulted in financial loss or, where applicable, the property being successfully re-rented.

Changes in personal or financial circumstances, including loss of employment, relocation, changes in work commitments, travel plans, or other personal reasons, do not qualify as special circumstances.



Travel Insurance and Cancellation Protection
We strongly recommend that all guests obtain their own travel and cancellation insurance covering illness, accidents, flight disruptions, or other unforeseen events.

We do not provide our own cancellation insurance or protection.


Force Majeure
We are not responsible for events beyond our reasonable control that could not have been foreseen or avoided and which affect the possibility of carrying out the stay as booked.

Force majeure includes, but is not limited to:

  • natural disasters,
  • extreme weather conditions,
  • wildfires,
  • floods,
  • earthquakes,
  • pandemics or epidemics,
  • government decisions or travel restrictions,
  • war, conflict, or terrorist acts,
  • strikes or labor disputes,
  • extended power, water, or internet outages,
  • flight cancellations or major transport disruptions,
  • and other unforeseen events beyond our control.

In the event of force majeure, the booking may be cancelled, postponed, or modified without entitlement to further financial compensation beyond any refund agreed separately or required by applicable law.

We therefore strongly recommend that all guests have adequate travel and cancellation insurance.


Responsibility During the Stay
The guest is responsible for the property during the stay and must compensate for any damage caused by negligence, carelessness, or violation of the property rules.

Local Rules and Disturbances
Guests agree to comply with local regulations, community rules, and rules regarding noise levels and public order.

In cases of serious disturbances, illegal activity, or repeated complaints, the stay may be terminated without refund.


Mediation / Rental Agency
We act as a rental agent/intermediary between the property owner and the guest and are not responsible for circumstances beyond our control or matters that fall directly under the property owner's responsibility.

Guest Responsibility
It is the guest's responsibility to ensure that passports, travel documents, insurance policies, and any entry requirements are valid prior to travel.

Acceptance of Terms
By completing the booking, the guest confirms that they have read, understood, and accepted these terms and conditions.

Property Unavailability and Alternative Accommodation

J.K Homes acts as a booking and property management company on behalf of individual property owners.
In rare circumstances, a property may become unavailable due to events beyond the reasonable control of J.K Homes, including but not limited to owner withdrawal, sale of the property, legal restrictions, significant damage, force majeure, or any other circumstance preventing the property from being occupied.

In such circumstances, J.K Homes reserves the right to provide alternative accommodation.

The alternative accommodation does not need to be identical to the original booking but shall be reasonably suitable for the number of guests and the intended purpose of the stay.

The alternative accommodation may differ in location, layout, furnishings, views, facilities, amenities, or rental value from the originally booked property.

Where the alternative accommodation is of a lower rental value or lower standard than the original booking, J.K Homes may offer an appropriate refund, credit, price adjustment, or other compensation reflecting the difference in value.

Where the alternative accommodation is of a higher rental value or higher standard, no additional charge shall apply to the guest.

If J.K Homes offers accommodation that is reasonably suitable for the booking together with any applicable price adjustment or compensation, and the guest declines such offer, J.K Homes may consider its obligations under the booking fulfilled and no full refund shall be required, except where otherwise required by applicable law.

Where no reasonable alternative accommodation can be provided, the guest's sole remedy shall be limited to the refund of monies actually paid to J.K Homes in respect of the affected booking.

To the fullest extent permitted by law, J.K Homes shall not be liable for indirect losses, consequential damages, travel expenses, transport costs, flight costs, loss of enjoyment, loss of opportunity, or any other costs incurred as a result of the unavailability of the original property.



Refund Processing Time

If J.K Homes is unable to provide reasonably suitable alternative accommodation in accordance with these Terms and Conditions, the guest shall be entitled to a full refund of all amounts paid for the affected booking.

Any approved refund will normally be processed within fourteen (14) calendar days from the date on which J.K Homes confirms in writing that no reasonably suitable alternative accommodation can be provided.

In exceptional circumstances, including banking delays, payment provider processing times, public holidays, or administrative requirements, the refund process may take up to thirty (30) calendar days.

Refunds will be made using the original payment method wherever reasonably possible, unless otherwise agreed in writing between the parties.


Additional Information

These terms and conditions apply specifically to accommodations booked through J.K Homes.

Properties booked directly through individual property owners may be subject to different booking, cancellation, and rental terms determined by the respective owner.
